Your eyes are not deceiving you; five of the 10 cities listed in this article are in Texas. This is why author Jared Kaltwasser says:
“Texas is big, and when it comes to population, it’s only getting bigger.”
“No matter which way you look at the data, Texas is the big winner. Four of the 10 fastest-growing cities in the US are in Texas, and five of the 10 cities with the highest numerical population growth were in Texas.”
All of this population growth is fueling impressive economic growth. Take, for example, what Richard Fisher, President and CEO of the Federal Reserve Bank of Dallas said in December 2013 during his annual update on the State of the Texas Economy:
- Texas is outpacing the nation in terms of economic growth.
- The equivalent of GDP for Texas is approximately $1.4 trillion on par with countries like Australia and Spain.
- Texas produces more oil than Venezuela and more natural gas than Canada.
- Nearly one-quarter of domestic migration to Texas comes from California.
- In fact, a U-Haul trailer from San Francisco to San Antonio will cost more than double the price for the same route in the opposite direction.
So why is all of this important?
It’s important to multifamily real estate investors like myself because unlike the stock market (which follows the economic cycles) multifamily real estate follows the population cycles.
Investing in apartments in vibrant markets with job growth and population growth, like Texas, can make all of the difference when it comes to making money.
